What this deal may look like:
You put $10,000 down (minimum). You become an owner-in-training and receive credit help/counselling every six months to help ensure that you stay on-track and will qualify to purchase the home in 24-36 months. You pay $2300/month in rent as well as ~$600 (or slightly less - to be confirmed - to cover the condo fees and property taxes) for 24-36 months, depending on the time you need to save for the balance of the down payment. This is done via a "forced savings" payment every month that gets added to your $10,000 down payment. We agree on a future sale price of the townhouse in 2-3 years, say $550,000 (for this example only, may be +/- depending on appraisal and expected appreciation - we'll get pros to help with this). 5% is required to qualify, plus 1% to cover closing costs, which is $33,000. So, with your down payment ($10,000), you would need to save an extra ~$640/month for 36 months and then you would be able to qualify to purchase the property, provided you have been responsible and have been listening to the credit coach. You would assume ownership responsibilities upon renting the place.
